THE SITE

The application site comprises approximately 7.2ha of agricultural land which includes some hedgerows and trees defining the existing field boundaries. The application site falls within Flood Zone 1 and does not contain any land that is at risk of surface water flooding. 
The application site is not subject to any heritage constraints, Tree Preservation Orders or Public Rights of Way.  

 

Keepmoat’s recently built out scheme, known as Augustus Way, is located immediately north of the application site and provides two points of access into the proposed development.

PLANNING CONTEXT

Keepmoat has participated in pre-application engagement with Staffordshire Moorlands District Council and their Statutory Consultees.  
The proposals have been developed in line with the policy requirements set within Staffordshire Moorlands Local Plan (adopted September 2020).  

The northern part of the site (yellow hatched area) already benefits from outline planning permission to deliver 40 dwellings.   Whilst the remainder of the site is not allocated for development in the Local Plan, this land presents a logical development opportunity to deliver an additional 95 dwellings to meet Staffordshire Moorlands identified housing need.  Overall, we are proposing to deliver 135 high-quality, much needed new homes across a range of tenures. Cheadle is identified as a ‘significant service centre and market town’ in the Local Plan and the proposed development will come forward as a comprehensive, policy compliant scheme.
